The next step is to prepare a Request for Proposal, or RFP. It should be the same RFP for each building. The RFP should tell the landlord who the company is and what they want. TI should also ask the landlord to state the terms they are willing to offer for the company’s tenancy as well as information about the building that is important to the tenant. The typical terms are the concession, a work letter allowance, annual rent increases, the tax base and increases, electric, heat/air overtime. etc. The RFP should tell the landlord’s what they need to know: the company’s identity, history and financials, the occupancy date and the term. The necessary building info should include the common area factors, parking, ADA compliancy, available fiber, building security, building storage, signage, amenities, etc.
