Accelerated was experiencing rapid growth and needed a new location. Their preference was to be near a LIRR train Station with easy access to Manhattan. This was for the purpose of an easy commute for their employees.
There were two train stations in Long Island with easy access to Manhattan that were located in an office environment on Long Island. These were Hicksville and Mineola. Our strategy was to initially focus on structuring a deal in Hicksville because that location was closer to the President’s home. We found two buildings in that market which met AIS’s requirements. We negotiated on both buildings simultaneously forcing them to compete against each other.
We were successful in not only negotiating a below market deal but a beautiful above standard build out as well. The owner was able to parlay that Buildout to subleasing enough space to be able to occupy the space rent free.
