Being told that your lease will not be renewed because the building’s owner wants your space can ruin anybody’s day. That’s exactly what happened to MSW*ARS.
MSW is a communications research company whom has been a leader in their field since 1946. They serve an elite list of Fortune 100 companies. They could not afford to be out of business for a single day.
Fortunately, MSW was prepared. They were previously speaking with Ross Selinger and were familiar with the quality of his work. Upon receiving the bad news from their landlord, they immediately hired Ross.
Ross’s initial steps were to learn about the company, its plans for its future and its ownership. He then set about finding all the buildings which were within their geographic and amenity parameters. Ross in tandem with the owners inspected the buildings and created a short list of 3 – 4 buildings. Ross then created an identical Request for Proposal for the short list of buildings. This request gave the background of MSW, listed their requirements and requested a proposal.
Based on the company history that Ross provided, the landlords responded aggressively because they all wanted a quality company such as MSW as their tenant.
After some back and forth negotiating, an “A” building with many amenities offered MSW a below market deal with an above market workletter. Today, MSW’s new offices are a showplace of efficiency and comfort all at a great price.
